Should you use Awning vacation rental management in Rhode Island?
We are going to dive into a comprehensive review of what people on the internet have said about using Awning as a short term rental management service. Although Awning is a competitor to Air Hostd we are still going to take a look at the most objective perspectives that we can from platforms like Reddit and Trust Pilot.
Reviews Of Awning From Trust Pilot
On Trust Pilot Awning has an overall rating of 2.6 stars out of 5 which Trust Pilot calls "Poor"

There is a mix of both 5 star reviews and 1 star reviews. There are not really any reviews in the middle of the ratings which makes it a bit hard to figure out what is really going on with the service here. To understand a bit better let's take a look at some of the highlights and low lights so you can determine for yourself what these ratings might reveal.
Positive Trust Pilot Reviews
There are (2) 5 star reviews in the last 12 months which we will highlight below for you to see what people are saying positively.

Loren here highlights all around good things for Awning including listing improvements. They do not reveal whether Awning took new or additional photos of the property but does say they implemented some "marketing strategies" that appeared to work well. Loren also highlights the communication has been great which is what some of the other negative reviews said was an issue for them.
The next 5 star review specifically mentions they were a bit scared at first by the negative reviews but they proceeded with courage and belief and hired Awning to manage their property.

They mention that they received a booking within 7 days and that they would use them again if they had another property. One caveat they added was that you should still have a local person available to check on your property in case there is an emergency at your property.
Negative Trust Pilot Reviews
By the 2.6 overall rating you can imagine there are quite a few more negative reviews than positive reviews. We are going to highlight a couple of different reviews to show the holistic picture of the Trust Pilot page for Awning.

Emily here was looking for a more hands off approach to managing their property. However, they felt that with Awning that they ended up doing as much work as self-management would have taken as they had to fix mistakes or double check their work. They also highlighted a question with their communication style and found themselves unsure if their chat was with an AI or a real person.

Michelle's review here is the most recent on Trust Pilot at the time of writing this blog post. They were disgruntled with a long period of time where they did not receive an expected refund but they don't provide additional details about this issue. The other issue that was highlighted was a feeling of disorganization overall.

Mitchell's review here insinuates that some of the 5 start reviews that we showed up above we possibly illegitmate. They do however mention that their property is still getting bookings which would match up with one of the positive reviews. The problems they had appear to be everything else involved with managing the property other than getting bookings.
Reviews Of Awning From Reddit
There are many different posts in r/airbnb_hosts with property owners asking about Awning services. I will highlight the most popular, or upvoted, responses from people property owners on Reddit that appear to have actually used their services in the past.
This user highlights a few different issues they experienced with Awning. First was a difference with the advertised rate of 15% management fee vs. what they ended up paying in reality after all the fee's. Next, they mentioned that the cleaners had been requested to do what would normally be considered maintenance tasks like smart lock issues and clogged drains. Furthermore, some communication issues were highlighted with blocking off the calendar or informational questions.
This user apparently used both Awning and RedAwning in the past for their services. RedAwning acquired Awning which led to some issues on the backend it appears from some of the other Trust Pilot reviews I read. That appears to have been a short term issue as they merged their systems together.
They do highlight somethig that could explain some of the other complaints that we saw in other reviews in regards to communication issues. They believe that they outsource a lot of what they do to the Phillipines which possibly explains Emily's experience of not knowing if they were chatting with an AI bot or a real human when communicating with Awning which would track if you were outsourcing work to the Phillipines. It might also explain the feeling of disorganization some other reviewers felt if they were actually communicating with different people who were working remotely as opposed to a dedicated account manager.
This user who is actually a guest not a home owner mentioned that they actually try to avoid Awning listed properties due to their past experiences with them. In reply that to comment an apparent management company who has experience with taking on new short term rental management clients who were previously using Vacasa or Evolve was not impressed by the conditions of the properties when onboarding these new clients.
Conclusion
Depending on which review platform you are looking at there are generally some mixed reviews which either skew very positive or pretty negative overall. This makes a bit difficult to parse out exactly what is going on with Awning's service but when researching Reddit where there is quite a bit of trust in finding service or product reviews it is very difficult to find many positive experiences with Awning. As with everything you should do your own research and come up with your own assessment of these mixed reviews but I believe we have gathered a pretty accurate representation of what you would find yourself when searching on Trust Pilot and Reddit for reviews of Awning short term rental management services.
